First Real Tower Shinjuku is a 22.91 m² studio in a high-rise building in Nishi-Shinjuku, with Okubo Station about five minutes away and Shinjuku Station around eight. Rent is ¥150,000 plus a ¥10,000 management fee, so the location and building services come at a premium for a compact home.
The narrow plan runs from the entrance into a hall with a shoe closet, indoor washing-machine space, kitchen, separate bath and toilet, and a small powder room with vanity. Beyond this service area is the main 6.6-tatami studio, ending at a balcony. A built-in closet sits between the washroom and living area; the layout keeps wet areas together but leaves one open room for sleeping, working and relaxing.
The studio has light wood flooring, white walls, air conditioning and a broad window opening onto the balcony. The kitchen has a two-burner gas-compatible cooktop and counter space, though the overall floor area limits room for larger furniture. Bathroom dryer, reheating function and a warm-water washing toilet add practical comfort.
The tower has tiled exterior walls, two elevators, auto-lock entry, surveillance cameras, a staffed front desk and 24-hour management. Shared facilities include a large bath, sauna, bicycle parking, delivery boxes and round-the-clock rubbish disposal. The building’s scale and amenities are useful, but they do not change the trade-off: this is a small studio priced for central access.
