Job Description:

We are seeking a dedicated Operations Manager to establish and lead our new Guest Experience & Property Management department alongside our Founders. While this is essentially property management, we call ourselves "operators" because we're pioneering a new way of managing properties virtually through the latest technology. This role will be instrumental in delivering a 'home away from home' experience for guests while optimizing operations through innovative technologies to make the experience seamless and flawless.

Our goal is to create spaces where people do not just live – they thrive, connect, and belong. Our goal is to create a new way of property management combining vacation stay/lodging (daily), monthly furnished up to 1 month, mid-term 2-3 month stays with long-term 2 year leases all in one stop leasing style.

Key Responsibilities:

  • Create exceptional guest experiences during their stay
  • Coordinate property maintenance working with vendors and contractors
  • Build and manage vendor relationships to ensure reliable, high-quality service
  • Respond to tenant issues promptly with a focus on guest satisfaction
  • Liaise between property owners, guests, and maintenance providers
  • Implement and utilize technology solutions to optimize operations
  • Help develop our proprietary property management system that will ultimately allow us to operate properties with minimal human intervention through smart automation
  • Build scalable systems that can be replicated across multiple properties as we expand
  • Coordinate the purchase, setup, and photography of interior furnishings, and oversee the setup and decoration of new properties
  • Build relationships with owners and deliver the best performance of our portfolio
  • Develop and implement operational procedures for the department
  • Contribute to the growth and development of the operations department

Required Qualifications:

  • Business-level Japanese language proficiency (required)
  • Experience in operations, real estate, or relevant field (preferred)
  • Strong organizational and time management skills
  • Excellent problem-solving abilities and attention to detail
  • Proficiency with computers and office software
  • Strong communication and interpersonal skills
  • Ability to handle multiple priorities in a fast-paced environment
  • Customer service orientation with a focus on client satisfaction

Preferred Qualifications:

  • English language skills (nice to have)
  • Relevant working experience in hospitality / serviced apartment / rental accommodation / co-working / co-living industry would be an advantage
  • Knowledge of vacation stay/lodging regulations and experience operating such properties
  • Experience with residential properties (houses and individual units)
  • Background in creating operational procedures and systems
  • Tech-savvy with experience implementing digital solutions
  • Experience with property technology (PropTech) or smart building systems
  • Vision for how AI and automation can transform property management
  • Property acquisition skills and experience (nice to have, not required)
  • Real estate license (宅地建物取引士) is a plus

Work Schedule & Location:

  • Monday to Friday, 9:00 AM to 6:00 PM
  • Office location: Jingumae Tower Building, Shibuya, Tokyo
  • JR Yamanote Line Harajuku Station (5-minute walk)
  • Tokyo Metro Chiyoda Line Meiji-Jingumae Harajuku Station (5-minute walk)
